A month-to-month rental agreement is a flexible lease that renews automatically each month until either the landlord or the tenant gives notice to end it. Instead of committing to a full year, both sides continue on a rolling monthly basis.
It suits tenants who need flexibility, landlords testing a new tenant, or anyone in a transitional situation who does not want a long fixed term.
Month-to-month vs. a fixed-term lease
A fixed-term lease locks in the rent and terms for a set period (often a year), giving stability but less flexibility. A month-to-month agreement lets either side make changes or end the tenancy with proper notice — usually 30 days — but the rent can also be changed more easily.
This template is built for the rolling monthly arrangement, including notice periods for ending or changing it.
What to include
A good month-to-month agreement covers the property, the monthly rent and due date, the security deposit, the notice period for termination or changes, utilities, and the house rules. This template includes these essentials in plain language.

Frequently asked questions
How much notice is needed to end a month-to-month tenancy?
It is commonly 30 days, but the required notice varies by location and can be longer for landlords. Check local rules and set the notice period in the template.
Can the landlord raise the rent on a month-to-month lease?
Usually yes, with proper written notice, since the term renews monthly. Local rent-control laws may limit how much and how often.
Is a month-to-month agreement legally binding?
Yes. Once signed, it is a binding tenancy agreement, even though either side can end it with notice.
Is this month-to-month template free?
Yes. Fill it in and download it as a PDF or Word document for free. A SignovaX account is only needed to send it for electronic signature.
Which is better, month-to-month or a fixed-term lease?
It depends on your needs. Month-to-month offers flexibility, while a fixed-term lease offers stability and predictable rent. Choose based on how long you expect the tenancy to last.
