MONTH-TO-MONTH RENTAL AGREEMENT

This Month-to-Month Rental Agreement (the "Agreement") is made on [DATE] between:

Landlord: [LANDLORD NAME], located at [ADDRESS] ("Landlord"); and

Tenant: [TENANT NAME] ("Tenant").

1. PROPERTY
The Landlord rents to the Tenant the property at:
[PROPERTY ADDRESS] (the "Property").

2. TERM
This is a month-to-month tenancy beginning on [START DATE]. It renews automatically each month until ended as described in Section 9.

3. RENT
The Tenant will pay [AMOUNT] per month, due on the [DAY] of each month, by [PAYMENT METHOD]. Rent more than [NUMBER] days late may incur a late fee of [AMOUNT].

4. SECURITY DEPOSIT
The Tenant will pay a deposit of [AMOUNT], held in accordance with applicable law and refundable within [NUMBER] days after the tenancy ends, less any lawful deductions for unpaid rent or damage beyond normal wear and tear.

5. UTILITIES
The Tenant is responsible for the following utilities: [LIST]. The Landlord is responsible for: [LIST].

6. USE AND OCCUPANTS
The Property will be used only as a private residence for [LIST OCCUPANTS]. The Tenant will not use it for illegal purposes or in a way that disturbs neighbors.

7. MAINTENANCE
The Tenant will keep the Property clean and report needed repairs promptly. The Landlord will keep the Property habitable and handle major repairs. The Tenant is responsible for damage caused by the Tenant or their guests.

8. LANDLORD ACCESS
The Landlord may enter the Property for inspections, repairs, or showings after giving at least [NUMBER] hours' notice, except in an emergency.

9. RENT CHANGES AND TERMINATION
The Landlord may change the rent or other terms by giving at least [NUMBER] days' written notice. Either party may end this tenancy by giving at least [NUMBER] days' written notice, subject to applicable law.

10. GENERAL PROVISIONS
(a) Governing Law. This Agreement is governed by the laws of [STATE/COUNTRY], including local landlord-tenant regulations.
(b) Entire Agreement. This Agreement is the complete agreement between the parties and replaces any prior discussions, understandings, or agreements on this subject.
(c) Amendments. Any change to this Agreement must be in writing and signed by both parties.
(d) Severability. If any provision of this Agreement is found to be invalid or unenforceable, the remaining provisions will remain in full effect.
(e) Waiver. If a party does not enforce a provision, it does not give up its right to enforce that or any other provision later.
(f) Assignment. Neither party may assign or transfer this Agreement without the other party's prior written consent.
(g) Notices. Any notice under this Agreement must be given in writing (email is acceptable) to the other party.
