SUBLEASE AGREEMENT

This Sublease Agreement (the "Agreement") is made on between:

2. TERM

4. SECURITY DEPOSIT

6. ORIGINAL LEASE

This sublease is subject to the original lease dated between the Sublandlord and (the "Master Lease"). A copy has been provided to the Subtenant, who agrees to comply with all of its terms as they apply to the Property.

7. LANDLORD CONSENT

This sublease is valid only if the original landlord's written consent has been obtained where the Master Lease or law requires it. The Sublandlord is responsible for obtaining that consent.

8. SUBLANDLORD OBLIGATIONS

The Sublandlord remains responsible to the original landlord under the Master Lease. The Sublandlord confirms it is not in breach of the Master Lease and will continue to meet its obligations under it.

9. CONDITION AND RESPONSIBILITIES

The Subtenant will keep the Property in good condition, use it responsibly, and report any damage promptly. The Subtenant is responsible for damage caused by the Subtenant or their guests.

10. INVENTORY

Within days of taking possession, the Subtenant and Sublandlord will agree a written inventory recording the condition of the Property and any furniture, appliances, or contents included. This inventory serves as the baseline for assessing the condition of the Property when it is returned.

11. TERMINATION

Either party may end this sublease as permitted by the Master Lease and applicable law, with at least days' written notice. The sublease ends automatically if the Master Lease ends.

12. ATTORNEY'S FEES

If legal action is required to enforce or interpret this Agreement, the prevailing party is entitled to recover its reasonable costs and legal fees from the other party, to the extent allowed by law.

13. ELECTRONIC SIGNATURES AND COUNTERPARTS

This Agreement may be signed in counterparts, each of which is considered an original and which together form one agreement. Electronic signatures, and copies of signatures delivered by email or through an electronic signing service, have the same legal effect as handwritten signatures on an original document.

14. GENERAL PROVISIONS

(a) Governing Law. This Agreement is governed by the laws of , including local landlord-tenant regulations.

(b) Entire Agreement. This Agreement is the complete agreement between the parties and replaces any prior discussions, understandings, or agreements on this subject.

(c) Amendments. Any change to this Agreement must be in writing and signed by both parties.

(d) Severability. If any provision of this Agreement is found to be invalid or unenforceable, the remaining provisions will remain in full effect.

(e) Waiver. If a party does not enforce a provision, it does not give up its right to enforce that or any other provision later.

(f) Assignment. Neither party may assign or transfer this Agreement without the other party's prior written consent.

(g) Notices. Any notice under this Agreement must be given in writing (email is acceptable) to the other party.
