RESIDENTIAL LEASE AGREEMENT

This Residential Lease Agreement (the "Agreement") is made on [DATE] between:

Landlord: [LANDLORD NAME], located at [ADDRESS] ("Landlord"); and

1. PROPERTY
The Landlord agrees to rent to the Tenant the property located at:

2. TERM

3. RENT
The Tenant agrees to pay rent of [AMOUNT] per month, due on the [DAY] of each month, payable to the Landlord by [PAYMENT METHOD]. Rent more than [NUMBER] days late may incur a late fee of [AMOUNT].

4. SECURITY DEPOSIT
The Tenant will pay a security deposit of [AMOUNT] before moving in. The deposit will be held in accordance with applicable law and returned within [NUMBER] days after the end of the tenancy, less any lawful deductions for unpaid rent or damage beyond normal wear and tear. The Landlord will provide an itemized list of any deductions.

5. UTILITIES AND SERVICES

6. USE OF PROPERTY
The Property will be used only as a private residence for the Tenant and the occupants listed below. The Tenant will not use it for illegal purposes or in a way that disturbs neighbors.

7. OCCUPANTS
Only the following people may live at the Property: [LIST OCCUPANTS]. Guests staying longer than [NUMBER] consecutive days require the Landlord's written consent.

8. PETS

9. MAINTENANCE AND REPAIRS
The Landlord is responsible for major repairs and keeping the Property habitable. The Tenant will keep the Property clean, use it responsibly, and promptly report any damage or needed repairs. The Tenant is responsible for damage caused by the Tenant or their guests.

10. LANDLORD ACCESS
The Landlord may enter the Property for inspections, repairs, or showings after giving at least [NUMBER] hours' notice, except in an emergency.

11. ALTERATIONS
The Tenant will not make alterations, paint, or install fixtures without the Landlord's prior written consent.

12. TERMINATION
Either party may end a month-to-month tenancy with [NUMBER] days' written notice. For a fixed term, the lease ends on the end date unless renewed in writing. Early termination by the Tenant may make the Tenant responsible for rent until the Property is re-let or the term ends, as permitted by law.

13. GENERAL PROVISIONS
(a) Governing Law. This Agreement is governed by the laws of [STATE/COUNTRY], including local landlord-tenant regulations.
(b) Entire Agreement. This Agreement is the complete agreement between the parties and replaces any prior discussions, understandings, or agreements on this subject.
(c) Amendments. Any change to this Agreement must be in writing and signed by both parties.
(d) Severability. If any provision of this Agreement is found to be invalid or unenforceable, the remaining provisions will remain in full effect.
(e) Waiver. If a party does not enforce a provision, it does not give up its right to enforce that or any other provision later.
(f) Assignment. Neither party may assign or transfer this Agreement without the other party's prior written consent.
(g) Notices. Any notice under this Agreement must be given in writing (email is acceptable) to the other party.
